01 Who we are

This website, monadterracesobe.com, is operated by The Luxury Team | The Agency Florida LLC, a licensed Florida real estate brokerage. It is a marketing website for resale residences at Monad Terrace, 1300 Monad Terrace, Miami Beach, Florida 33139.

We are not Monad Terrace’s developer, we do not act for Ateliers Jean Nouvel, and we do not act for the Monad Terrace condominium association. This site is not their official website and is not endorsed by any of them.

02 What we collect

We only collect what you give us, plus a small amount of technical information your browser sends automatically.

• Information you send us. Your name, email address, phone number and whatever you write in the message field when you submit the enquiry form, call, or email us. If you tell us you own a residence at Monad Terrace, we record which one so we can prepare a valuation.
• Whether you came as a buyer or a seller. The form records which side of the enquiry you selected, so your enquiry reaches the right person with the right context.
• Technical information. Your IP address, browser and device type, the pages you viewed and how you arrived. This is collected by our analytics provider and by our hosting and security providers.
• Listing searches. If you search or save listings through the MLS search on this site, that activity is handled by the IDX provider named in section 05 under its own terms.

We do not ask for, and you should not send us, financial account numbers, government identification numbers or any sensitive personal information through this website.

03 Why we use it

• To answer your enquiry and send you the availability, pricing or valuation you asked for.
• To keep talking to you about the specific property interest you raised, until you tell us to stop.
• To understand which parts of this site are useful, in aggregate, so we can improve it.
• To keep the records Florida real estate law and our brokerage obligations require us to keep.
• To protect the site against fraud, spam and abuse.

We do not use your information to make automated decisions about you, and we do not build advertising profiles from it.

04 Who else sees it

We share what is necessary, and only with parties who need it to do a job for us:

• Our brokerage. Your enquiry reaches the licensed agent handling Monad Terrace and, where required, our brokerage’s compliance records.
• Service providers. Our website host, form and email delivery providers, analytics provider, and security and anti-spam providers. They process information on our instructions only.
• Professionals in a transaction. If you go on to buy or sell, the parties that transaction requires — title, lender, inspector, the other side’s brokerage — and only what that step needs.
• Where the law requires it. In response to a lawful request, or to establish or defend a legal claim.

If you ticked the consent box to receive calls or text messages, that consent covers us and the agent named on this site. It is not shared with anyone else, and you can withdraw it at any time by replying STOP to a text, or by emailing us. Message and data rates may apply.

05 Cookies, analytics and the MLS search

This site uses a small number of cookies. Some are strictly necessary — they keep the site working and protect the enquiry form from automated abuse. Others are analytics cookies that tell us, in aggregate, which pages people read and where they arrive from.

Most browsers let you refuse cookies or delete the ones already stored, under their privacy or security settings. Blocking the strictly necessary ones may stop the enquiry form from submitting.

The property search and listing detail pages on this site are served by our IDX provider, iHomefinder (Optima Express), which draws live listing data from the applicable multiple listing service. Searches you run and listings you save there are handled by that provider under its own privacy policy as well as this one.

Listing data is provided for consumers’ personal, non-commercial use, may not be used for any purpose other than identifying properties you may be interested in, and is deemed reliable but not guaranteed.

06 How long we keep it

Enquiries are kept for as long as we are in contact with you about a property, and then for the period Florida real estate record-keeping rules require. Analytics data is retained for a limited period in aggregate form. If you ask us to delete your information and no legal obligation requires us to keep it, we will.

07 Your choices

You can, at any time and at no cost:

• Ask what personal information we hold about you, and ask for a copy.
• Ask us to correct anything that is wrong.
• Ask us to delete it, subject to the record-keeping obligations above.
• Withdraw consent to calls, texts or email, and unsubscribe from anything we send.
• Tell us not to sell or share your personal information — which we do not do in any case.

Email steven@theluxuryteam.com and we will respond within the period the applicable law allows. We will not treat you differently for exercising any of these rights. Florida residents have these rights under Florida law; if you contact us from outside Florida, tell us where you are and we will apply whichever rules give you more protection.

08 Security

The site is served over HTTPS, the enquiry form is protected against automated abuse, and access to enquiry records is limited to the people who need it. No website can promise perfect security, so please do not send sensitive personal or financial information through this site.

09 Children

This site is intended for adults considering a real estate transaction. It is not directed at children under 13, and we do not knowingly collect information from them. If you believe a child has sent us information, email us and we will delete it.

10 Equal housing

We conduct business in accordance with the federal Fair Housing Act and all applicable state and local fair housing laws. We do not use any information collected through this site to steer, exclude or treat anyone differently on the basis of race, colour, religion, sex, disability, familial status, national origin, or any other protected characteristic.

11 Changes to this policy

If we change this policy we will update the page and change the date shown at the top of it, which is taken automatically from when this page was last edited. Material changes will be described here rather than made quietly.
